Too Much Negative Space.

For decades, this was the Aaron Brothers frame shop on 20th Avenue & Geary. I bought countless ready-made frames here (including their famous 1¢ sales) and a few custom jobs. Another longtime neighborhood business is gone. This one is more about corporate consolidation than tech-fueled rent hikes. There were 94 Aaron Brothers stores closed in the first quarter of 2018 -- Aaron Brothers has been folded into Michaels' art stores. Still, you'll find a lot of empty storefronts as you walk the length of Geary Boulevard, SF's major retail corridor. It seems at odds with a booming economy. A recent SFgate article theorized that a host of scheduled 2019 tech IPO's will mint a new wave of instant millionaires, and landlords are holding pat until that happens.
